Tropic Towers Cairns

A small development in Cairns, Koolivoo was engaged to support the new managers in understanding and realizing the opportunities for revenue generation for their product. This included a detailed Marketing Plan and an education process for implementation.

The Lakes Cairns Resort and Spa

In 1998 the developer of 15 acres in a strategic location in Cairns had been struggling to sell down their first stage of a residential development. On meeting with Matt a vision was developed for a 4.5 Star resort development and contract settled for his company to build the resort business. On 1 July 2000 35 two bedroom apartments where opened to the holiday market with Matt providing the leadership and onsite management . Over a period of five years the 35 apartment grew to 385 and staff to 120.

Matt was able to steering the business project to success even though the full scale construction was continuously on site.
The results were demonstrated, with room nights sold over 80,000 per year and revenues reaching $12.5M. Importantly investor's returns were significantly above market ranging from 6 - 10%.

Rose Gums Rainforest Retreat

After Cyclone Larry devastated the Rainforest Regions of the Cairns Highlands, Rose Gums a small family run boutique Retreat took the opportunity to review their prospects for the future. Through contracting Koolivoo a detailed analysis of the business was undertaken and a thorough Business Plan developed which has allowed their retreat to expand and revenues triple over the years of the plan.

The Sebel Harbour Lights Cairns

The Developer Honeycombes was awarded this prestigious development site after a lengthy tendering process by the Cairns Port Authority. However their experience lay in the development of residential projects. Koolivoo was called in during the construction process to set in place systems, personal and promotions to drive the sales of resort investment stock to be managed by the Mirvac Group.

Turtle Beach Resort Development - 1770

After the development of the multi awarding residential coastal community Sunrise 1770 the owners Michael and Dellarose Baeski had a vision to create a multi resort property investment in the spectacular locations of their site. This included a 6 Star Lodge overlooking the Great Barrier Reef Marine Park, surf beaches  and Deepwater National Park, significant houses at the Cove – the only north facing beach in the GBR Marine Park ( other north facing beaches are Byron Bay and Noosa ) and a branded 4 Star surf resort in Springs Beach. Koolivoo developed detailed economic modelling of the resorts for feasibility and strata ROI. Including profiling of suitable potential management companies and presentation to international management companies not familiar with Australia.

Planet Safe Partnerships - Tourism Tropical North Queensland

Climate Change and greater awreness of Green travel prompted Tourism Tropical North Queensland, the membership based Tourism Authority to brand their destination based on the existing green creditability and good will developed by some of the major attractions and services of the region.

Elite Australia

Outback Encounter had been struggling to move their portfolio of products further via the international trade distribution. The Portfolio was inheritantly linked to their own brand and did not allow for multi usage by distribution partners. The product participants were determined to reach the affluent market and a new group brand made plenty of sense. Koolivoo evolved the Elite Australia Brand to solve this issue.

Project Management Plan - Great Tropical Drive - Tourism Tropical North Queensland

The Australian Federal Government supported the Cairns and Townsville Regions with a $6 Million Grant to enhance Northern Australia's connectivity and destination awareness. A precise planning document including project aims, strategies, tasks, responsibilities, deadlines and budgets had to be presented to the authorities. Through detailed consultation Koolivoo expanded on the thinking and developed a blue print for forward progression allowing for the Project Managers to simply manage and report the results.

Distribution Analysis – Great Southern Rail

The GFC was planning havoc with the traditional booking trends of Great Southern Rail, operators of the Indian Pacific and The Ghan rail products in Australia. With shifting sales trends and the impact of value added offerings stimulating new bookings, the management of GSR requested Koolivoo review their distribution strategies via the trade and make recommendation for budget expenditure. After extensive consultation and analysis, with close attention to ROI on marketing expenditure Koolivoo highlighted the best areas for further investment and strategies to unlock new markets.

"The general market conditions in 2009 where earmarked as recessional, Great Southern Rail wanted to mitigated the effects of the financial downturn by ensuring that the work undertaken with agents nationally and internationally would result in volume of sales without eroding too much yield. Koolivoo was commissioned to analyse and report on Great Southern Rail's relationships with various trade distribution channels,  as well as to make recommendations for several key activities to increase current sales and identify 'hero' agent types . The investigation highlighted return on investment opportunities as well as several unconventional ideas which where implemented to drive sales in 2009."
